These physical risks, together with changing regulations, act as a double stress factor. More and more parties want real estate to become more sustainable. For example, the European Union has set itself the goal of all buildings being CO2 neutral by 2050.

In the coming decade, it is expected that real estate investors will have to deal with the so-called “brown discount”, in which real estate will be penalized if it is unable to become carbon neutral.

Local policy in this area is particularly important to real estate investors. In the meantime, 19 cities worldwide have committed themselves to the goal that from 2030 only CO2-neutral buildings will be realized and that all buildings will be CO2-neutral by 2050. These cities collectively have 130 million inhabitants and represent approximately 35% (equivalent to $ 622 billion) of the total capital value of all buildings in the MSCI Global Annual Property Index . This index tracks the performance of professionally managed real estate by weighting real estate investment returns in 25 countries based on their estimated market size. At the end of 2018, the value of these real estate investment portfolios was $ 2.1 trillion.

During the American Business Roundtable and at the World Economic Forum, it was propagated that companies and organizations are committed to the sustainability wishes of their stakeholders. But to what extent is this actually the case and how is their success measured?

MSCI’s analysis of more than 500 listed companies that indicate that they want to engage more stakeholders, shows that their basic ideology is not very different from global peers. Remarkably, these advocates are more likely to be confronted by complaints or allegations of ethical misconduct, despite having fewer workers’ accidents and having partnerships with suppliers to fight corruption. On average, the total remuneration of the CEOs of these companies is 20% higher than that of peers. It seems that these companies mainly distinguish themselves by the goals they propagate than what they actually achieve.

But how does this compare at an individual company level? A rich ecosystem of frameworks and tools enables companies to identify their key stakeholders and develop matrices for measuring progress.

Shareholders can often formally call companies to order about the policy pursued. This does not mean that other stakeholders are powerless, but formal power is disproportionately distributed.

In recent years, for example, customers have seen their position of power improve and an increasing influence on the ins and outs of a listed company. A good example of this is US sports retailer Peloton, which saw its stock price fall 10.5% in December after customers labeled an ad from the company as sexist.

Another stakeholder is the employees. Previously, they were strong thanks to the unions, but their memberships have declined in recent years. Employees are increasingly taking matters into their own hands. For example, Google saw 20,000 employees protest how the company responded to allegations of sexual harassment and abuse of power in the workplace. Sometimes employees are also shareholders, which gives them more opportunities to exert pressure on company policy. For example, Amazon employees wanted the company to report publicly on how it would reduce dependence on fossil fuels and how the company would deal with climate risks. While this measure was not implemented by Amazon, it does show that employees are trying to find new ways to hold companies accountable for the policies that are being pursued.

There are also suppliers and communities, which are in a more difficult position. Often these stakeholders have no direct influence on company policy. Only when shareholders are on the same side, for example to gain more clarity about tax payments per country or CO2 emissions, do these interested parties have power.

It is therefore a logical consequence that shareholders are increasingly working together with other stakeholders, so that important issues are addressed and measures are implemented. It is also important to gain insight into how companies are preparing for this future and how they are responsible for their sustainability strategy.
