An extra real estate dimension

The well-known statement “location, location, location” is given a completely different interpretation with climate risk management. For example, if we look at a retail property as an investment object, we previously looked at geographic and demographic characteristics such as;

  • Presence of tourist attractions and facilities
  • The demographic composition of the local population

Real estate investors are particularly interested in the so-called A locations for optimal returns. Nevertheless, a retail property located at an A location can also become vulnerable to climate disasters and therefore be less attractive for investors in the long term. In order as an investor to anticipate declines in value and climate damage, it is important to map out the climate risks for that particular property as accurately as possible.

In addition to physical climate risks, investors must also consider transition risks. How sustainable is a real estate object, for example? Older buildings in particular soon no longer meet modern requirements in terms of insulation and energy efficiency. In addition, the emergence of a CO2-neutral economy can eventually reduce the value of a property.

So how do we make climate risk management concrete? For this we have drawn up the following action plan;

Collecting and analyzing data

Research and data collection are the first step in climate risk management. A combination of historical data and weather models can show certain trends, with which the likelihood of future climate disasters can be mapped.

A pioneer in this field is PPGM Private Real Estate Fund. They have developed analysis software for this together with the German reinsurer Munich RE. With this software, PPGM Private Real Estate Fund can gain insight into the climate risks of individual properties, down to the square meter.

The climate risk analysis software can, among other things, map out the probability of damage from floods, forest fires or earthquakes per individual investment property. Although PPGM is one of the first to use this data to determine the risk profile of real estate portfolios, other institutional investors are expected to follow suit soon.

Vulnerability of real estate
Is an investment property located within an area with an increased risk of earthquakes or floods? Then this does not necessarily mean that a property is also directly vulnerable to damage. To make this transparent, we look at:

  • The location of the property
  • The construction
  • Preventive measures and maintenance
